“New Green Affordable Development comes to Pittsburg, CA – Los Medanos Village Grand Opening”

On May 12, 2010 at 3:00pm, Resources for Community Development (RCD) celebrates the grand opening of its newest affordable housing development, Los Medanos Village in Pittsburg, California. Los Medanos Village is a beautiful, sustainably built community that offers 71 units of permanent affordable housing for low-income families with five units set aside for emancipated foster youth. A walking tour sponsored by TRANSFORM (a transit-oriented development advocacy group comprised of city representatives, community members, developers) will conclude at Los Medanos Village, prior to the start of the grand opening. The grand opening is also part of East Bay Housing Organizations’ 2010 Affordable Housing Week.

Ceremonies will begin at 3:30 pm at 2000 Crestview Drive, Pittsburg, CA 94565.

Scheduled speakers include Joe Sbranti, City of Pittsburg; Adam Walsh, Office of Senator Desaulnier; Carolina Salazar, Office of Assemblymember Torlakson; Jim Kennedy, Contra Costa County; Amie Fishman, East Bay Housing Organizations; Rebecca Koch, Wells Fargo; Rich Gross, Enterprise Community Partners.

The development consists of 71 units in a mix of one-bedroom, two-bedroom, and three-bedroom flats and townhomes. It features a community center and seven walk-up buildings with flats on the ground floor and two-story town homes on the second and third floors above. Despite recent adjustments in real estate values, the East Bay rental market continues to be out of reach for many low-income families and individuals. Rents and affordability at Los Medanos Village range from $300 (1BR) to $1,081 (3BR) for those earning 20% - 50% of Area Median Income (AMI).

The development is expected to receive a GreenPoint rating by Build It Green, a non-profit organization dedicated to promoting green building in California. GreenPoint Rated is a program of Build It Green. Green building features include a 94K kw photovoltaic electrical system providing power to common areas and reducing the property’s demand for power by approximately 60%, a solar pre-heat system for domestic hot water and space heating, overall energy performance exceeding the California Building Standards Code (Title 24) by more than 15%, a radiant hydronic heating system with high efficiency boilers, floor plans that maximize natural light and cross ventilation, Energy Star refrigerators, dishwashers and light fixtures. Improved indoor air quality measures feature low- or no-VOC paints and adhesives, formaldehyde-free cabinet boxes and building insulation, 25% recycled content carpet and linoleum flooring, drought tolerant landscaping and self-regulating planters, bio-swale planters for on-site storm water management, and 76% of construction and demolition waste recycled.

Other amenities include landscaped courtyards with two children’s playgrounds (one for toddlers and one for older children, picnic and BBQ areas, a computer learning center with broadband internet service in each unit, a multipurpose community room, resident services for families and special needs residents, raised planting beds for community gardening, and ample bike storage.

Financing for Los Medanos Village was provided by Redevelopment Agency of the City of Pittsburg, County of Contra Costa, California State HCD MHP, Enterprise Community Partners, Wells Fargo, Bank of the West and AHP.
