Oakland, CA Northgate Apartments serves low- and very low-income families who are being out-priced by rapidly increasing rents. Since overcrowded housing conditions are a problem for over 75% of Oakland’s large renter families of low and moderate income, nearly two-thirds of the units in the project serve large families with children. The apartments are designed around a courtyard and feature different rooflines, finish materials and heights to create visual interest and create the feeling of an “urban village”. The development enhances the Northgate Avenue corridor and Uptown Oakland as a whole by creating beautifully designed and landscaped housing on a previously underutilized lot. Another unique feature of the Northgate Apartments is the tile mural on the Northgate Avenue façade and the main entry, created by the residents who worked with local tile artists. The focal point of the courtyard is a bronze fountain created by a concrete artist based in Arizona. Northgate Apartments is also a showcase green building for the City of Oakland and a case study development of the Green Affordable Housing Coalition. Green building features include the use of no-VOC paints, high recycled content carpet, and natural linoleum in the unit interiors for optimal indoor air quality. All structural concrete has high fly-ash content. All insulation in the building is formaldehyde free. The heating system is an “Apollo”-type hydronic system that uses hot water from the individual super high-efficiency unit water heaters to heat the units.
